What is a refusionsopgørelse?
A refusionsopgørelse (settlement statement) is the document that reconciles ongoing property expenses and income as of the date you take ownership. It works out who owes what for costs that span the handover date — for example, property taxes paid in advance by the seller, or utilities owing from their period of ownership.
It's typically prepared by the buyer's solicitor or estate agent and must be approved by both parties before the purchase price is settled.
What does it cover?
Costs the seller has pre-paid that you're taking over: Property tax (grundskyld) typically paid quarterly in advance; property value tax (ejendomsværdiskat) for the remainder of the year; utilities contributions; owner's association monthly fees; pre-paid insurance.
Outstanding costs from the seller's ownership: Unpaid bills from their period of ownership — these reduce what you owe.
The document produces a net amount: either you pay the seller a top-up (if they've pre-paid costs extending beyond handover), or the seller credits you (if there are outstanding bills from their ownership).
What should you check?
Are all cost categories included? Are the date calculations correct? Does the owner's association fee match what the ejerforening has confirmed? Are there any known special levies not included? Are there any tax or utility arrears?
Most errors are calculation mistakes or missing line items. It pays to review carefully or have your solicitor check it.
