What are the vedtægter?

The vedtægter are the andelsboligforening's internal rulebook — the binding contract governing the relationship between the cooperative and all members. They set rules for general assemblies and decision-making, conditions for using the property, what's permitted and prohibited, and what the board is authorised to decide.

Most cooperatives use a standard template (normalvedtægt) from ABF, but may customise and supplement it. Always check the specific cooperative's own vedtægter.

Subletting

The normalvedtægt baseline: You may sublet your unit, but only after living there for at least 6 months, and only with board approval. A legitimate reason is required — illness, institutionalisation, business travel, study abroad, holiday absence, or military service. Wanting to earn rental income is not a legitimate reason.

Airbnb and short-term rental

The normalvedtægt prohibits short-term rental (Airbnb and similar). ABF has drafted an optional add-on clause that cooperatives may adopt — it permits short-term rental under these conditions: the member has lived there at least 6 months; each rental period is a minimum of 3 days; total annual rental is no more than 3 weeks; the board must be notified. Breach of conditions: the board can impose a 2-year ban.

Most cooperatives do not permit Airbnb. Renting in breach of the vedtægter risks losing your right to occupy the unit. Even where permitted, the legal cap of 70 nights per year applies (up to 100 in some municipalities), and SKAT's income reporting rules apply. The tax-free threshold for platform-reported rental income is 35,100 DKK in 2026.

Pets

The vedtægter determine whether you can keep pets. Many cooperatives ban dogs, permit cats and small animals. Some require board approval for dogs. Check your specific cooperative's rules.

Renovation and improvements

You may carry out internal maintenance and standard improvements — new kitchen, bathroom, floors. Structural changes typically require board approval. Changes to plumbing or electrical systems require both board approval and building permits. Document all improvements with receipts — documented improvements add to your selling price at maksimalpris.

What the board can decide

Within the vedtægter, the board can: approve or reject new members; grant or refuse subletting and renovation permission; set house rules; call extraordinary general assemblies. The board cannot amend the vedtægter — that requires a general assembly vote, typically a 2/3 supermajority.
