What is a fraflytningssyn?

A fraflytningssyn is a move-out inspection where you and your landlord walk through the property on or shortly after your departure date, documenting its condition. The report is then compared against the move-in inspection report to determine what — if anything — needs to be repaired and who pays.

Key rules

Notice: Your landlord must give you at least 1 week's notice of the move-out inspection (unless you've agreed on shorter notice).

Report deadline: The landlord must give you a written move-out report within 14 days of the inspection. Miss that deadline and the landlord loses the right to claim for repairs — except in cases of gross negligence or deliberate damage.

Your right to attend: You have the right to be present. Signing the report does not mean you accept the claims — you can sign "received with reservations" (modtaget med forbehold).

What counts as normal wear and tear?

Normal wear and tear (normalt slid) is the natural deterioration that comes from ordinary, reasonable use of a home over time. Landlords cannot claim compensation for this.

Normal wear and tear: Furniture indentations and scuffs on floors; flaking paint on walls, especially in kitchens and bathrooms; worn door frames and thresholds; light-yellowing on ceilings from light fixtures; marks from pictures and shelving.

Beyond normal wear: Large holes in walls; broken glass or tiles; burned or severely damaged floors; water damage from neglected maintenance.

The older the apartment, the more counts as normal wear

Danish law works on a sliding scale: the older and more worn the apartment was when you moved in, the less a landlord can claim. If you've lived there for 5–10 years and return it in roughly the same condition, the scope for legitimate deductions is limited.

Your move-in inspection report is your most important evidence. Damage documented at move-in cannot be charged to you at move-out.

What to do if you disagree
