What is an ejerforening?

When you buy an ejerlejlighed (owner-occupied apartment), you automatically become a member of the building's ejerforening (owner's association). The ejerforening is the shared legal entity that owns and manages everything that's common to all owners: the roof, exterior walls, foundations, staircases, and courtyard. Your apartment is yours alone; everything shared is co-owned with the other members.

The association handles maintenance and operation of these shared elements and charges all members a monthly fee (fællesbidrag) to cover costs.

What are the monthly fees?

The fællesbidrag covers cleaning of shared areas, building insurance, administration, maintenance of the roof, facade, and common plumbing, and a reserve fund for future major repairs. Monthly fees vary enormously — from under 1,000 DKK for well-maintained newer buildings to 3,000–5,000 DKK or more for older buildings with deferred maintenance. Know this number before you buy.

What is a fordelingstal?

Your fordelingstal (allocation key) is a fraction representing your share of the association's costs and your voting weight at the general assembly. It's typically based on your apartment's floor area relative to the building total.

What are the vedtægter?

The vedtægter (articles of association) set out the rules for running the ejerforening: voting procedures, general assembly rules, restrictions on subletting, pet policies, and limits on what you can do in or to your apartment. If no custom articles exist, the state's normalvedtægt applies as a fallback. Check the vedtægter and recent meeting minutes before buying.

What documents should you receive before buying?

The seller is legally required to provide: the vedtægter; general assembly minutes from the last 2–3 years; the current year's accounts and budget; the building's insurance policy; and an ejerlejlighedsskema (owner's apartment information sheet) showing the monthly fee and any known upcoming costs.
